There are game engines, originally created for development of computer/video games, which can be used for non-game virtual worlds. Unreal Engine (UE) by Epic Games (
http://www.unrealtechnology.com ) is probably the strongest, robust and most popular. UE is a complete 3D development framework for PCs, Xbox 360 and PLAYSTATION 3, providing a vast array of core technologies, content creation tools, and support infrastructure.
Main features of the Unreal Technology are:

2. Physics and Particle Effects;
3. Scripting and API;
4. Level Editor.
UE is being used by Nortel Enterprise Networks (
http://www.nortel.com ), under license from Epic Games, to develop Web.Alive (
http://www.projectchainsaw.com ) that brings the power of UE to a web-based virtual environment. Web.Alive consists of a server-side that hosts the environment developed through Unreal Editor, and a web-based client-side (browser plug-in) that allows access to the virtual environment, selecting avatar, 3D voice, user authentication, and other functionality.
